Terms of Service

1. Who we are

Pentice operates a direct booking service for professionally managed short-term stays, including homes in Chicago, Illinois. When you book through this site (“the Service”), you are booking directly with us — there is no third-party platform between you and your host. These terms are an agreement between you and Pentice.

2. Booking and payment

Prices shown on stay pages are indicative nightly rates. The binding price for your stay is the itemized quote presented at checkout, which is generated live for your exact dates and party size. By confirming a booking you authorize us (via our property-management and payment providers) to charge your payment card the amount, and on the schedule, shown at checkout.

  • Card details are collected by our payment processor in your browser and never touch Pentice servers.
  • Some bookings are held for a short host review before confirmation. A held booking is not charged unless and until it is approved; if it is declined, no charge is made.
  • A booking is confirmed only when you receive a confirmation code.

3. Guest responsibilities

The guest who books must be at least 21 years old, provide accurate information, and be present for the duration of the stay. You agree to:

  • Respect the home, the building, and its neighbors — including building rules, quiet hours, and occupancy limits shown on the stay page.
  • No parties or events, and no smoking inside the home.
  • Report damage promptly. You are responsible for damage beyond normal wear and tear caused by you or your party, and you authorize us to charge your payment method for its documented, reasonable cost.

4. Cancellations and changes

Cancellations and refunds are governed by our Cancellation Policy. Date changes are subject to availability and may reprice your stay.

5. House access and safety

We may enter the home during your stay where reasonably necessary — for urgent repairs, safety issues, or as required by the building — and will give you notice whenever practicable. Homes may be located in buildings with shared amenities; use of amenities is subject to the building’s own rules and hours.

6. Local law

Our stays are operated in compliance with applicable local short-term rental rules, including, for Chicago homes, the City of Chicago’s shared-housing and vacation-rental requirements as they apply to each property. Guests agree not to use a home in violation of applicable law.

7. Liability

To the fullest extent permitted by law, Pentice’s aggregate liability arising out of a stay is limited to the amount you paid for that stay. We are not liable for indirect or consequential losses, or for events outside our reasonable control. Nothing in these terms limits liability that cannot be limited by law.

8. The Service

We work to keep stay pages, availability, and the AI concierge accurate and useful, but the Service is provided “as is.” Concierge chat responses are informational; only the checkout quote and your confirmation are binding.

9. Changes and governing law

We may update these terms from time to time; the version in effect when you book governs that booking. These terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules.
